Functional zoning of territories is subdivided into zones that form a residential district, namely:

2. Complex of office buildings of office purpose with aboveground parking lots;

3. Hotel complex;

4. Landscape - recreational park;

5. Residential complex with underground parking and kindergarten.

Such decision of functional zoning of territories is caused first of all by the configuration of the land plot, the existing factors of planning restrictions which include: existing underground and aboveground highway engineering communications of high power; underground tunnels, engineering structures and the subway station itself; sanitary protection zone of Bortnitskaya aeration station; complex formation of the shoreline of Lake Virlytsia. The project has all the features of a residential district center on the left bank of the city.
